Tell us about Muheel Facilities Management and its service offerings in Saudi Arabia?

What is Muheel’s leadership vision for the future of facilities management in Saudi Arabia?

What initiatives Muheel has or is introducing to attract, train, and retain Saudi talent in the FM sector?

At Muheel, we aim to be the employer of choice in the FM industry by creating a workplace culture where top talent can build meaningful careers, find purpose, and contribute to Saudi Arabia’s growing economy.

To support ongoing professional growth, all employees undergo a baseline of 80 hours of training annually. We’re launching the "Ustad" Learning Management System, offering modular training programs accessible at any time. Our 40-20-40 training model blends on-the-job learning, classroom training, and online courses. With competitive salaries, we target a 14% career advancement rate and offer opportunities for skill development through horizontal rotations. What percentage of Muheel’s workforce comprises Saudi nationals today, and how does the company plan to scale this number in alignment with Vision 2030?

As a workforce heavily reliant on blue-collar roles, Saudi nationals currently constitute over 19% of our total workforce, with over 30% of them serving in corporate
functional roles. We remain committed to increasing this figure in alignment with Vision 2030’s Saudization targets.

To accomplish this, we are proactively partnering with government entities and educational institutions to ensure a steady pipeline of skilled Saudi talent. Over the
next five years, we aim to further enhance the representation of Saudi nationals within our workforce by expanding localized training programs, internships, 
and career development opportunities.

Our inclusive workplace culture ensures equal opportunities, enabling women to thrive and make a meaningful impact. Women represent 35% of our corporate workforce, bringing exceptional competence and expertise, with many successfully balancing careers as working mothers.

With 25% of leadership roles held by women, they play a pivotal role in driving strategic growth, innovation, and transformation, reinforcing our commitment to diversity.

Does Muheel collaborate with educational institutions, government bodies, or other organizations to develop Saudi talent?

Muheel is committed to developing local talent by collaborating with universities and technical institutes to attract, train, and empower Saudi engineers and technicians in the field of FM.

In 2023 and 2024, we strengthened this initiative through a strategic partnership with the Ministry of Human Resources, offering specialized FM workshops led by our experts. In 2025, Muheel is partnering with two leading universities to develop an FM certification syllabus, with our specialists actively contributing to curriculum design and lecture delivery.

We work closely with government entities to equip public sector professionals with private-sector best practices, enhancing operational efficiency. Through these efforts, Muheel is cultivating a highly skilled, future-ready workforce, driving innovation and excellence in Saudi Arabia’s evolving FM industry.

Muheel has been expanding its footprint in the facilities management sector. 

Can you share recent growth milestones and what has driven this success?

In 2024, Muheel achieved remarkable growth across both the public and private sectors, maintaining over 90% client retention and securing 38% new business from existing clients, reflecting the trust in its technical expertise and service excellence.

The company was awarded several prestigious contracts, including Hard FM services for Diriyah Gate City, Rabwa Compound, ECZA, and MBCC (Multi- Bank Cash Center). Additionally, Muheel’s commitment to innovation and safety was recognized with two Gold Awards at SACWFM for Best Use of FM Technology and Health & Safety Initiative.

Muheel takes a strategic and selective approach to securing contracts, collaborating with clients who align with its vision and embrace value driven facilities management. We are committed to sustainable growth, fostering partnerships that deliver mutual long-term value and excellence.

Our focus is to deliver optimal solutions that strike the right balance between quality and cost while extending the lifecycle of buildings and assets through sustainable service models.

Through strategic engagement, we have successfully transitioned numerous input-based contracts into output-driven agreements by demonstrating tangible value propositions including glide path savings, enhancing efficiency, and optimizing long-term asset performance for our clients.

Muheel’s prime focus is raising client awareness of the strategic benefits of value-based FM which is often viewed solely as a cost center impacting the bottom line while contributing little strategic value to overarching business objectives. As a result, tenders are often driven by procurement rather than FM Experts who are budget bound and lack access to industry benchmarks for technical services delivery costs, leading to ineffective FM sourcing that accelerates asset deterioration, reduced operational performance, and increased risks to occupants, infrastructure, and overall business continuity.

In addition, rising business costs have driven Muheel to adopt a more innovative and efficiency-focus approach. We have also observed frequent unsustainable low-bid practices in the market compromising service quality, however, Muheel remains committed to delivering value-driven, sustainable solutions that prioritize long-term success over short-term gains.

The shortage of skilled and unskilled labor is addressed through rigorous pre-screening, the development of a comprehensive talent database, the establishment of an extensive
recruitment network, complemented by comprehensive on-the-job training.

How does Muheel perceive market competition, and what strategy does it employ to stay ahead?

Muheel views market competition as a catalyst for innovation and excellence in the FM industry, which in Saudi Arabia is highly fragmented, featuring a diverse mix of international, regional, and local players. With Saudi Arabia’s rapidly expanding urban development and built environment, there is ample room for all FM providers, yet clients must remain
cautious of smaller or unorganized players that compromise quality for cost savings.

We distinguish ourselves by prioritizing worker welfare, upholding to ethical hiring practices, and investing in workforce development through ongoing training and skill enhancement, ensuring top talent retention through structured career progression. As a guiding principle, when we prioritize the well-being of our employees, they, in turn, deliver exceptional care to our customers.

What opportunities do you see in the FM market in Saudi Arabia, and how is Muheel poised to capitalize on them?

The Saudi FM market was valued at USD 25 billion in 2023 and is projected to grow at a 12.5% CAGR to USD 49 billion by 2029, with only 58% of services currently
outsourced. As the built environment expands, the demand for skilled FM professionals is rising, as organizations seek to maximize the value and performance of their assets.

In response, Muheel has established a specialized FM Technical Consultancy division, offering expertise across more than 16 service-lines – including FM Strategy, IFM tendering, Asset Lifecycle Management, FM Managing Agent (FMMA) and more-to optimize operational efficiency and long-term asset sustainability. Muheel has built a comprehensive Technical Library and sector-specific Frameworks (Healthcare, Education, Industrial, Retail, Banking, Mixed-Use, Residential, Infrastructure) that facilitates the seamless management of the entire FM lifecycle.
