Nigel Armstrong, CEO, Cavendish Maxwell
Cavendish Maxwell, a leading chartered surveying practice and property consultancy in the Middle East and Africa, has launched end-to-end property management services for the Oman market. Under this new service line, the team will provide bespoke, strategic property management services while overseeing the financial, leasing, marketing and maintenance aspects of clients’ properties and portfolios.
For a real estate asset to be profitable in the long term, property management strategies and solutions are required to extract value at the various stages of asset ownership, whether it is securing tenants, collecting rents or ensuring upkeep of the property. The new department at Cavendish Maxwell will ensure efficient day-to-day management while working towards achieving the longer-term goals for the property investment.
The team’s remit includes the full spectrum of property management services: lease management covering the complete lease transaction cycle from new tenant contracts to rent reviews; asset-specific financial management including budget planning, reporting and collections; building and facilities management; contract management; tenant management and other services such as life cycle costing and insurance procurement. The team will also benefit from the support of the project and building consultancy department in the head office in Dubai to provide holistic and tailored solutions to clients.
The new department will be led by property manager Zak Harper. In his seven years in the Middle East real estate industry, Zak has built an impressive property management portfolio overseeing 330,000 sq m of commercial and residential projects. He has a strong track record in managing a range of properties for high net worth individuals, pension funds and government entities, and firms operating in sectors such as banking, oil and gas, and aviation. He will continue to engage with similar client profiles to identify and tap new growth opportunities for the company. Zak became an Associate Member of the Royal Institution of Chartered Surveyors (RICS) in 2017 and is currently working towards completing his Assessment of Professional Competence (APC) to become a Chartered Member (MRICS) early next year.
Commenting on the launch, Nigel Armstrong, CEO, said, “We are thrilled to launch the new service line of property management to our existing strong suite of services available across the GCC. In our 12-year history, we have become known for our superior and personalised services, which has been made possible through our dedication, market knowledge and agility.
Through research and industry conversations we have found that Oman displays growing demand for superior property management services. We are confident that our new offering, complete with fresh strategies and the latest technology, will unlock immense value for clients in Oman and help them realise the true potential of their real estate investments.”
Cavendish Maxwell already provides services spanning residential and commercial valuations, project and building consultancy, machinery and business assets, and investment and commercial agency. The teams comprise RICS-accredited surveyors and valuers, who advise private companies, government institutions, global and multinational corporations, asset and fund managers, developers, owners’ associations, and international and domestic banks on all matters relating to regional real estate market activity.
The company recently expanded its strategy and consulting team in the UAE with four new appointments across levels. The appointments are in line with Cavendish Maxwell’s plans to not only attract global talent but also expand operations further into the GCC by establishing new office locations. In 2020, the company opened its third office in the UAE in Sharjah, followed by its first office in Bahrain in Manama. Additional office locations are planned for 2021.
