Eden Hills, an exclusive community development by H&H, is taking shape as a nature-led neighbourhood, with construction progressing steadily across the masterplan. Set around expansive green spaces and a Central Wadi, it brings together 330 contemporary villas and plots, walkable surroundings, and thoughtfully integrated amenities, offering a more refined approach to residential life in Dubai.

Beyond its initial allure, Eden Hills is conceived with permanence in mind, designed to be cherished and passed down through generations. It is here, within this private and secure gated community, that families truly flourish, forging lifelong friendships and finding instant comfort.

A Landscape at the Centre of Living 


At the heart of Eden Hills, the Central Wadi is emerging as a defining feature of the community, shaping both movement and shared space across the masterplan. Conceived as both a natural retreat and a social spine, it brings together greenery, water, and everyday activity within a continuous, walkable setting. 

The Central Wadi’s infrastructure construction has been progressing at 15%, sub-surface piping networks at 65%, and the stormwater pump station and tank at 75%, establishing the foundational systems that will support its long-term performance.  

Landscape works have commenced following contractor mobilisation, with early progress recorded at 6% across both landscape and structural elements, marking the next stage in the Central Wadi’s development. Its long-term character is already being established, with 70% of trees imported and cultivated within the nursery, allowing the landscape to take shape from early on.

Homes Designed Around Space and Light

The villas at Eden Hills are planned to balance privacy with openness, combining contemporary architecture with a strong connection to their surroundings. Large expanses of glass, generous outdoor areas, and carefully planned layouts create a seamless relationship between indoor and outdoor living.

The curated collection of five- and six-bedroom homes—Luna, Edra, Avra, Aurora, Mira, Vera, Maia, and Bella—is designed for calm, comfortable living. Each home is shaped with permanence in mind, with spaces that adapt to changing needs and are defined by exceptional quality in construction, finishes and materials — designed to be lived in and held onto for generations. Significant progress is also being made across the residential component of the masterplan, with key construction packages now awarded. Al Futtaim (AFE Contracting) has been appointed for Eden Hills Villas Clusters A and B, comprising 142 villas across the Vera, Mira, Maia, and Bella typologies.

Main works for 19 Luna six-bedroom villas have also been awarded to Palace Group, including associated boundary walls, marking the next stage of residential development on site.

 A Community That Supports Daily Life

Beyond the villas, Eden Hills is planned as a fully integrated residential environment. A curated mix of amenities, including wellness spaces, retail and dining, and community facilities, supports daily routines, while parks, play areas, and green routes encourage time outdoors.

Within the community, the Mall will bring together everyday conveniences and neighbourhood destinations, with confirmed tenants including Home Bakery, Waitrose, Tashas, and an American Hospital Clinic, reinforcing the community’s focus on accessible, day-to-day living.

Located beside Dubai Hills, the development offers close access to the city’s key destinations, allowing residents to settle into a quieter rhythm of living.

Steady Progress Across the Masterplan

 As the landscape and residential vision of Eden Hills begins to take shape, construction across the masterplan is advancing steadily, with key infrastructure milestones now in place.

Utilities and road works are currently ahead of schedule, with road network 50% complete, and the gas network is 80% complete. Power infrastructure is progressing, with substation construction underway and commissioning scheduled for December 2026.

Electricity connection coordination is underway with Dubai Electricity and Water Authority (DEWA), and high- and low-voltage cable laying works expected to commence in Q4 2026.

Earlier this year, the RTA awarded a major contract for the development of Latifa Bint Hamdan Street, following the announcement of the ongoing expansion of Meydan Street and the wider infrastructure upgrade of Latifa Bint Hamdan Street. Strategically located at the intersection of Meydan Street and Latifa Bint Hamdan Street, Eden Hills will offer direct access to key destinations across Dubai.
