Sobha Group’s Latinem Facilities Management is an integrated FM organization responsible for managing all facilities under Sobha Realty’s portfolio. Built on a team of experts from various FM and construction sectors, Latinem upholds exceptional standards and delivers premium FM solutions that enhance customer experience by maintaining and optimizing facilities, streamlining processes, and integrating technology.

Aligned with Sobha Group’s Backward Integration model, Latinem self-delivers all tasks using modern planning, scheduling, and preventive maintenance techniques to offer cost-effective, optimized solutions. Their approach prioritizes a shift from a cost-focused to a value-driven culture, efficiently managing assets to extend their lifespan and increase customer value.

Q. How does Sobha Realty integrate sustainability and energy efficiency within its management frameworks for both luxury and branded developments, and what measurable impacts have been observed?

Sobha Group holds a deep-rooted belief in sustainability and its integral role in shaping the future of real estate development. It has persevered this belief into concrete actions both at the strategic level and true actions on the ground.

ALL new developments within Sobha including the masterplans are pursuing global green building certifications that embrace energy efficiency, water savings, indoor air quality and intelligence as part of the design. This is facilitated through an integrated design delivery process whereby KEY in-house teams across development, design, construction, and FM begin discussing sustainability from concept phase of the project.  Critical sustainability inputs gathered form the teams are ingrained into the design and construction seamlessly, which result in high performance and climate resilient developments.

Currently more than 15 upcoming projects are pursuing green building certification, and all future projects and masterplans are well positioned to establish the highest levels of sustainability. Sobha Realty developments and communities received many sustainability-led certifications, such as the recent prestigious Green Mark Platinum Super Low Energy (SLE) certification by Singapore’s Building and Construction Authority (BCA) for its flagship project Sobha One. Sobha One is the first building outside Singapore to earn this distinction, highlighting Sobha Realty’s commitment to environmentally friendly living experience.

Sobha has internalized the adoption of clean energy by deploying several Solar PVs in its offices and carparks. It has installed a 376 kWp solar plant, cutting 6,500 tons of CO₂ emissions, and has further introduced electric mobility solutions within its fleet. Sobha has succeeded in driving sustainability in its core construction activities too by operating some of its site-based equipment with clean energy and other innovative means such as bio-diesel, recycling over 3,100 tons of waste, and integrating low-carbon concrete and recycled steel to reduce our developments' environmental impact.

Sobha has articulated its climate leadership and social stewardship through its ESG reporting, which are being published on a voluntary basis since 2021. Alongside Sobha has also undertaken a comprehensive greenhouse gas assessment to understand the impact of its activities and further taken concrete measures to achieve emission reductions across the group. Having undertaken a pledge with the ministry of climate change and environment UAE, it has commenced its decarbonization journey with a clear focus on operational sustainability and embodied carbon.

These forward-looking policies, sustainability driven developments, and governance mechanisms have been well recognized by global benchmarking entities such as GRESB, where we scored 91 in its recent assessment.
