Dubai’s Tribe Tokenisation Partners with TheBlock to Bring Real Estate Tokenisation to Traditional Brokers

Dubai’s Tribe Tokenisation Partners with TheBlock to Bring Real Estate Tokenisation to Traditional Brokers
 

Tribe Tokenisation FZE ("Tribe"), an authorised and licensed Virtual Assets Regulatory Authority (VARA) broker-dealer platform specializing in structured, tokenized real estate, today announced a strategic distribution partnership with TheBlock FZCO ("TheBlock."), a premier fintech, and digital asset ecosystem headquartered at One Central, Dubai.

Dubai advances in one of the world's most developed government-backed real estate tokenisation programmes. The Dubai Land Department (DLD) has targeted tokenising around 7% of the emirate's property market, valued at roughly AED 60 billion, by 2033. A DLD pilot running from May 2025 to February 2026 attracted more than AED 18.5 million from over 50 nationalities.

The partnership combines Tribe’s VARA-regulated broker-dealer and distribution infrastructure, supported by regulated issuance and custody partners, with TheBlock’s market distribution engine, broker engagement capabilities, and physical space. The two companies will launch a broker platform that enables traditional real estate brokerages, private wealth managers, and institutional networks to introduce eligible clients to fractional property investment opportunities available through Tribe.

Tribe operates as a VARA-licensed broker-dealer (Licence No. VL/26/06/002), offering a structured portfolio approach to property investment backed by institutional underwriting, investor voting rights, monthly rental yield flows, and on-chain custody powered by Ripple on the XRP Ledger.

Through this collaboration, Tribe expands its institutional distribution reach by tapping into

TheBlock’s comprehensive go-to-market engine and ecosystem network. TheBlock will drive broker onboarding, in-person training, and physical event activations to educate real estate professionals on the benefits of tokenising real estate assets: “Our objective at Tribe is to make property investment structured, liquid, and accessible through portfolio allocation while adhering to strict regulatory standards. Partnering with TheBlock provides us with the physical presence, broker distribution engine, and go-to-market strength needed to bring tokenised real estate directly into the hands of traditional property brokers and their investors," said Alastair Sherriffs, co-founder at Tribe.

Under the agreement, brokers will be able to offer clients diversified property positions from AED 2,000, spanning both publicly listed opportunities and private deals reserved for their own investor networks, available through Tribe, combining digital token distribution with in-person onboarding and compliance education at TheBlock's One Central site.

“Tokenization infrastructure is only one part of the equation. For real-world assets to scale, you also need education, distribution, and access to the traditional industries that already understand and sell these assets. Our partnership with Tribe brings those pieces together. By connecting regulated tokenization infrastructure with TheBlock’s ecosystem and broker network, we can give real estate professionals a practical way to participate in tokenized real estate and bring these opportunities to a much broader market,” added Farbod Sadeghian, founder of TheBlock.

Deloitte has forecast that $4 trillion in real estate could be tokenised globally by 2035, implying a compound annual growth rate of around 27%. More than 100 licensed virtual asset service providers now operate across the UAE's five regulatory jurisdictions.

The Tribe-TheBlock partnership is expected to go live in September, with the two companies targeting brokers across Dubai's traditional real estate sector as the first phase of onboarding. Both firms said further details on training schedules and platform access would be announced closer to launch, with more updates expected in the coming weeks.
