H&H has announced the commencement of main works at the landmark commercial tower acquired by Aldar within Dubai International Financial Centre (DIFC) in 2024, marking the next chapter in the delivery of one of the final remaining development opportunities within the DIFC.
The project has advanced following final building permit approval and award of the main construction contract to Dubai Contracting Company. Early site preparation has now been completed, including piling and enabling works, with raft slab construction underway as the tower progresses into its next phase of construction.
Scheduled for completion in Q2 2028, the tower will introduce more than 60,000 sqm GFA of Grade A office space as part of a wider mixed-use development. The tower will include commercial and retail space across 37 floors, including three floors of fully furnished office suites, and is designed to meet the needs of regional and international businesses seeking high-quality workspace in DIFC.

The project follows Aldar’s AED 2.3 billion acquisition of the development from H&H, one of the largest commercial tower deals in DIFC and positioned Aldar as the only UAE developer with commercial assets in both DIFC and Abu Dhabi Global Market, the UAE’s premier financial hubs. The development builds on H&H and Aldar’s partnership to deliver a landmark commercial asset in one of Dubai’s most established financial districts. Once complete, the tower will add premium office space to DIFC’s commercial landscape, supporting continued demand for high-quality workplace environments from multinational and regional businesses.
Designed by Herzog & de Meuron, the internationally acclaimed Swiss architecture practice and Pritzker Prize laureate, the tower brings a globally recognised design to one of DIFC’s most prominent locations.
The tower is targeting LEED Platinum certification, reflecting the project’s focus on quality, sustainability and long-term asset performance. It will also introduce advanced Twin Lift technology, enabling two independent lift cabins to operate within a single shaft. The tower will be the first newly built commercial office building in Dubai to utilise the technology, which is expected to reduce core space requirements by approximately 30 per cent while improving operational efficiency and minimising waiting times.
The tower occupies a prominent location between Al Mustaqbal Street and 17th Street, close to Gate Avenue and Sheikh Zayed Road, offering strong connectivity to Dubai’s key business districts. With views of the Burj Khalifa and Zabeel Palace Gardens, the development is set to become a distinctive commercial address in the heart of DIFC.
As construction advances, the tower is set to become a significant addition to DIFC’s commercial landscape, contributing to the continued evolution of one of the leading international financial hubs across the Middle East, Africa and Asia.
